Office Locations:

TREC maintains three prime, high traffic, office locations. We are located in a highly visited lodge in Mountain Village, in the Heritage Plaza, adjacent to the gondola in the Telluride Mountain Village and on Colorado Avenue in downtown Telluride. Our main street location at 232 West Colorado Avenue is a re-creation of a historic building, which for nearly 100 years was the cornerstone of the Telluride community.  Its finish and appointments are upscale and attractive and the location has succeeded in creating significant high-end, walk-in traffic.  Our Mountain Village office is located within the Village Core, at the base of the ski mountain and the gondola station, and just a short stroll from the newly completed conference facility. The appointments are upscale and once again the finish quality is first class and very suitable for display of luxury properties. Our office in the Mountain Lodge at Telluride is also highly finished and heavily trafficked.

 

International Marketing/Christie’s International Real Estate:

TREC’s affiliation with Christie’s International Real Estate has opened new avenues of approaching high net worth clientele through a network of 129 affiliates in 40 countries with over 32,000 agents with proven records of success in handling distinctive properties. This network affords our listing clientele a great deal of exposure on an international basis through its full color brochure display program, web site connection and Christie’s International Real Estate magazine.

 Christie’s is the world’s oldest fine art auction house, which was established in London in 1766 by James Christie. His friends included some of the leading artists of the time. Advertising is the largest line item in our Company’s annual marketing budget and exceeds that spent by any other brokerage in the Telluride community.  In a recent redesign of our advertising program, TREC has a full time marketing manager, who along with our marketing committee, helps design and promote TREC corporate uniform professional brochures.  Also, TREC advertising has been placed in the following publications with great response:

Jim’s website has been present on the Internet since early in 1998.  This site offers detailed, worldwide exposure for Jim’s listings.  This site is on the verge of being redesigned and now is an excellent opportunity for clients to have meaningful input as to their internet exposure.  Additional internet exposure can be obtained by placing Jim’s listings on the Realtors Land Institute web-site; www.rliland.com.  The Realtors Land Institute is a marketing forum for realtors around the nation.  RLI focuses on the sales of all types of vacant land.  There are several national and state RLI conferences.  These conferences provide detailed exposure to other brokers who specialize in land sales.  This networking has proven to be particularly successful.  Finally, TREC also has an exceptional web-site; www.telluriderealestatecorp.com.  This site undergoes continuous review for the best possible Internet placement.

During the last three years, Jim has been one of the top five producers for TREC each year.  He is a Partner in and Vice President of Telluride Real Estate Corporation.  Jim has earned his impeccable reputation as a ranch expert in Colorado through years of successful land sales, specializing in the mesas surrounding Telluride and averages

Listing/Marketing Approach:

 

The successful marketing of any property begins with good communication with the seller.  To this effect, the listing team keeps clients abreast of the various factors working to impact the sale of the property, including reports of showings, feedback from showings, recent sales and listings of comparable properties, feedback from advertising and marketing tools and changes in the general market condition.  

 

TREC maintains an excellent relationship with the Telluride brokerage community and accomplishes approximately 40% of its sales through cooperative efforts.  Education of the 175 Telluride licensed agents, targeting those who specialize in ranch and vacant land, will help to maximize the exposure of the property.  This would be accomplished as follows:

         

          * Input information and photographs into Multiple Listing Service (MLS).

          *Create and produce an information package for brokers to provide all necessary data which will enable them to give knowledgeable sales presentations, including mapping, architectural plans, photos and facts related to the property.

          *Schedule broker’s open house lunch for all brokers to preview.

In addition, the property would be exposed to appropriate potential buyers as follows:

          *Place the listing in “The Collection,” TREC’s buyer’s guide. 

          *Include the listing on jnerlin.com, rliland.com and telluriderealestatecorp.com web sites for maximum exposure.

          *Rotate framed photographs of the property through both office locations

 

Completing the Sale:

 

The listing team will provide guidance from initial contact to closing, including:

*Review, evaluation and presentation of all offers,

*Negotiation and strategizing of terms and conditions of all offers,

*Coordinating and facilitating the buyer’s due diligence efforts,

*Overseeing and facilitating the closing process.
